1.  Initial Consultation

  • Discuss the selling process and the services our team provides as well as answer any questions and concerns you may have

  • Preview property, take notes on selling points, added amenities, etc.

  • Review comparable Eichler sales and furnish preliminary market analysis

  • Set up timeline according to your needs, discuss your availability, vendors, etc.

  • Discuss commissions, pricing, costs involved in the sale

  • Set up next appointment for vendors to provide bids if needed

  • Sign listing agreement and open escrow

2.  Preparing your Eichler or Mid-Century Modern Home for sale

  • Decide what furniture or items need to stay for “Staging”

  • Provide seller with a list of home detailing resources

  • Make sure your Eichler is clean and ready for inspections

  • Once bids from vendors are received, discuss each improvement and choose vendors

  • Install secure keybox for all vendors, seller to provide two sets of keys

  • Vendors to be put on schedule and added to the timeline

  • Order termite, radiant heat, and property inspections, roof, chimney, if needed

  • Order and sign all necessary disclosures

  • Cleaners to give the property a good detailing including all windows

  • Stage property utilizing all of our Eichler resources

  • Professional Photographer utilized for pictures and virtual tour

  • Discuss and analyze market competition, decide pricing strategy


3. List Property

  • Install a sign, brochures, & electronic key safe (Realtor access only)

  • Prepare home for Brokers Tour

  • Post property on MLS


4. Marketing Property

  • Virtual tours syndicated to hundreds of websites including boyenga.com, mlslistings,reil,mls alliance, etc.

  • Advertise Listing and Open House in local papers, SJ Merc, MV, Palo Alto, Eichler Network

  • Website Marketing on over 30 sites such as mlslistings.com, homes.com Boyenga.com, EichlerReal-Estate.com & Intero websites will carry pix, property description, w / links

  • Web Pointing & 3rd Domains, for example, LosAltosEicher.com etc.
